Parties, events, and gatherings are not permitted without prior written approval.
No smoking inside suites. Smoking outdoors only, using provided ashtrays.
Alcoholic beverages are not permitted in public spaces or outdoors.
Maximum guests: as stated at booking.
Respect nature: do not pick plants in the forest; do not leave litter on the beach or trails.
Keys & access: keys and/or password provided at check-in. Replacement fees may apply if keys are lost.
Damages: any damage to property or equipment will be charged at repair or replacement cost.
Mixed-gender bookings & guest verification
Acasia Residences is a family-oriented property located in Tunisia, and we ask for your understanding as we uphold local customs and regulations. Unmarried adult guests of different genders (excluding immediate family such as siblings or parent and child) are welcome to stay together provided proof of relationship is presented at check-in — a marriage certificate, family documentation, or a signed declaration together with valid identification for each guest. This can be arranged in advance or provided on arrival. If this cannot be confirmed and guests wish to proceed regardless, only the primary guest named on the booking will be able to check in; we are unfortunately unable to admit the remaining guest(s), and that portion of the stay is non-refundable. We appreciate your cooperation and are always happy to answer questions about this policy before you book.
What is included in your stay at Acasia Residences.
Bed linen and bath towels (linen change on request for stays of 7 nights or more).
Wi-Fi service, air conditioning, smart lighting, and equipped kitchenette.
Free private on-site parking.
Utilities (electricity, water) included in the listed rate.
Personal welcome and local recommendations (Sidi Mansour Beach, Bizerte, trails).
Not included
Breakfast, meals, transfers, guided activities, laundry, and concierge services on request (billed separately).
Rates are in Tunisian dinars (TND) unless otherwise stated.
Payment is to be settled before or at arrival depending on the payment method.
International credit/debit card via Stripe (secure online payment) — not yet activated.
Local TND payment via bank transfer (instructions can be requested after booking).
Displayed prices include applicable taxes at the time of booking, unless stated otherwise.
No additional booking fee is charged by Acasia Residences; your bank may apply FX or international fees.
An invoice for your stay is available on your profile upon completion of your payment.

Free cancellation
Full deposit refund if you cancel at least 14 days before check-in (11:59 PM local time).
Partial refund
Between 13 and 7 days before check-in: 50% deposit refund. Less than 7 days: deposit non-refundable.
No-show
If you do not arrive without cancelling, the full reserved stay may be charged.
Date changes
One free date change, subject to availability, if requested at least 7 days before check-in.
Force majeure
In exceptional events (natural disaster, government restriction), rebooking or credit for a future stay subject to availability.

Data we collect
Identity, contact details, booking information, stay preferences, communications, payment data (processed by our providers), and technical data (cookies, IP address) for site operation.
Google Sign-In
If you choose Sign in with Google, we receive your name, email address, and profile image from Google solely to authenticate your guest account, keep you signed in, and send stay-related communications. We do not sell this data or use it for advertising.
Purposes & legal basis
Contract performance, legal obligations, legitimate interest (security, service improvement), and consent for newsletter.
Retention
Booking data: 5 years (accounting obligations). Marketing data: until unsubscribe. Technical logs: 12 months maximum.
Your rights
Access, rectification, erasure, restriction, portability, and objection. To exercise your rights: info@acasia-residences.com. You may lodge a complaint with Tunisia's INPDP.
Processors

By booking on acasia-residences.com, you accept these terms.
The short-term rental contract is formed between you and Acasia Residences upon written confirmation (email) and receipt of the payment.
You agree to provide accurate information and comply with house rules and maximum guest occupancy.
By booking, you confirm that all occupants will comply with our guest verification and mixed-gender booking policy (see House Rules). Non-compliant bookings may be refused at check-in, without refund of the affected portion of the stay.
Acasia Residences agrees to provide accommodation as described and offer assistance during your stay.
Liability limited to proven direct damages, up to the amount paid for the stay, except gross negligence or wilful misconduct.
Governing law: Tunisian law. Courts of Bizerte have jurisdiction, subject to mandatory consumer protection rules.
Acasia Residences may update these terms; the version in effect at booking date applies.
Acasia Residences is an eco-responsible guest house (maison d'hôtes) near Bizerte, Tunisia. This website is the official online application for discovering our private studios, booking holiday rentals or staycations, and managing a guest account — including Sign in with Google — to view reservations, registration details, and stay communications.
When you use Sign in with Google, we receive your Google name, email address, and profile image only to authenticate your guest account and send stay-related messages. We do not sell Google user data or use it for advertising. Details are in our Privacy Policy.
